Key Construction Regulations Across the Country
Thailand has well-established construction standards designed to ensure buildings' earthquake resilience. The primary document regulating this is the Building Control Act of 1979.
Here are some key aspects of this regulation:
Strong foundations — designed considering local geological conditions.
Reinforced columns and beams — enhance the structure’s resistance to seismic forces.
Waterproofing — protects buildings from moisture, which is critical in the country's humid climate.

Specific Regulations for Phuket and Samui
After the devastating 2004 tsunami, additional restrictions were put in place in these regions:
Maximum building height — 23 meters in Phuket and 12 meters in Samui.
Height restrictions in certain areas — in some coastal and mountainous regions, the maximum building height is limited to 6 meters.
Prohibition on construction above 80 meters above sea level.
No construction on steep slopes — building on land with a slope of more than 35 degrees is prohibited.
